Birmingham HMOs

KPS was appointed to bring a portfolio of large mixed-use properties in Birmingham up to full compliance — including several HMOs ranging from 30 to 45 bedrooms each. Many of these buildings had complex histories as former care homes, hotels, and conference centres. Each site came with its own unique challenges: commercial boiler systems, multiple fire panels, compartmentation concerns, and layouts that demanded a detailed, methodical approach.

We began with full compliance surveys across the entire portfolio, mapping gas, electrical, fire safety, emergency lighting, and health & safety requirements for each building. Our team engaged directly with the client to understand how each property was being used and to prioritise works based on risk and operational impact.

Execution involved coordinating multiple trades and specialist contractors in parallel, from commercial gas engineers to fire panel specialists. By the end of the project, every property was brought to a safe, compliant state, with clear documentation and a forward-looking maintenance schedule in place.
