Bringing 180 Homes Back to Safety

When a property manager inherited a 180-unit portfolio from a fund that had gone into administration, they faced a serious challenge: no records, no compliance data, and no idea what maintenance had been done — if any. The portfolio included a mix of single-family homes, HMOs, and social housing, all of which needed urgent attention.

KPS was brought in with a three-month deadline to get every property safe, compliant, and ready for tenants.

Our team began by auditing the entire portfolio — logging gas, electrical, fire, and health & safety requirements for each property. We prioritised high-risk issues, dispatched our trades network, and coordinated repairs, inspections, and certificates in parallel to hit the deadline.

By the end of the project, every property had up-to-date compliance documentation, urgent safety issues had been resolved, and the property manager had a clear, organised view of their entire portfolio for the first time.
